Once the bidding cycle has ended (after 23:59 on a Monday) all the bids we receive for each available property will be put in priority order to produce a list of applicants for each property advertised. The landlord of the property will then carry out any outstanding eligibility checks, (e.g. rent checks, household circumstance checks).
Once the landlord has confirmed that the person at the top of the list is still eligible to be offered the property, the landlord will contact the successful applicant to arrange a viewing.
If there are reasons why the applicant at the top of the list is no longer eligible to be offered the property for example, if there are rent arrears with a previous landlord or if the Council is taking legal action against the applicant for breaching a tenancy condition, then the property will be offered to the next applicant on the list and so on.
If, after viewing, the applicant decides to refuse the property it will be offered to the next person on the priority list. Applicants will not normally be penalised for refusing a property and will continue to be able to bid for properties advertised.
When someone is offered a property, they will not be short listed for other properties until they have decided to either accept or refuse the offer.
Shortlist position is not a guarantee that an offer will be made as shortlists may need to be manually adjusted to meet certain criteria such as section 106 agreements.
